Electromagnetic (EM) Utility Locating in Southwest Washington

Electromagnetic (EM) locating is a utility locating method used to trace conductive underground utilities, such as metal pipes, tracer-wire equipped plastic lines, and energized electrical or communication cables. Twin City Locating provides professional EM locating services throughout Southwest Washington for homeowners, contractors, and property owners who need accurate utility locations before excavation or construction.

EM locating works by inducing the target line with a radio frequency from a transmitter and detecting that  signal on a conductive line using a locator wand or receiver, allowing the path and approximate depth of the utility to be traced across a property. This method is commonly used for locating electrical conduits, communication lines, and plastic water services or sewer laterals equipped with tracer wire.

EM locating is especially useful when the approximate location of a utility is known and the goal is to follow its path with greater accuracy. It is often used prior to trenching, fence installation, utility repairs, or site development where avoiding utility strikes is critical.

When EM Locating Is the Right Choice

Electromagnetic locating is commonly used in situations such as:

• Tracing private water services with tracer wire
• Locating electrical lines feeding outbuildings or lighting
• Following known conductive utilities across a property
• Verifying utility paths before trenching or excavation
• Confirming utility locations prior to construction or repairs

Combining EM Locating With Other Methods

In many cases, EM locating is combined with other locating techniques such as ground penetrating radar (GPR), magnetic locating, or sewer scope and sonde locating to improve accuracy and coverage. Using multiple methods helps ensure the most complete understanding of underground utilities within a work area.

Limitations of EM Locating

While EM locating is an effective method, it does have limitations. This technique requires the utility to be conductive or equipped with tracer wire. In areas with multiple nearby utilities, signal distortion or bleed-over can occur. Non-metal utilities without tracer wire may require additional locating methods.

Before scheduling service, you may want to review typical private utility locating costs or learn more about utility locating best practices to determine the best approach for your project.

Service Description

CAN BE OFFERED IN CONJUNCTION WITH ELECTROMAGNETIC LOCATING AND MAGNETIC LOCATING As part of normal upkeep maintenance on a property and home, a sewer scope should be performed every 2-5 years and when buying a home. Even new construction isn't always free from defects that could cost the buyer, which is why having a scoped sewer line is vital. Getting a sewer scope is a smart choice for any buyer. Scopes can reveal hidden problems with expensive repair costs. A scope costs start at $125, while a full sewer line replacement costs thousands, and upwards of $20,000. If there is a major problem it’s best to know before buying and if possible to get the seller to repair any issues. We charge $60 per additional cleanout for a single sewer scope. For regular maintenance and upkeep, it can help prevent small problems from escalating to high cost replacements. What is a sewer scope? A sewer or drain scope is a camera with an attached transmitter for locating, on the end of a stiff fiberglass rod that is inserted into a line for video inspection. The camera records the condition of the sewer line and marks precisely where digging is needed for clogs or repairs. In order to do this, access to the sewer cleanout is needed. The cleanout is normally present in the basement or outside the home. In some cases it is in the crawlspace or doesn’t exist. While the vent stack is a potential insertion point, we require an accessible cleanout for the purpose of scoping. After accessing the line any issues seen with the scope can be marked on the ground with paint and/or flags along with depths. Same goes for problems in the line that are found. Common problems include sags or bellies where the water is not fully draining, breaks or root penetration (which will only get worse). Sewer repairs can cost up to $20,000 in some cases. So getting a $125 video sewer line inspection during the home inspection period can end up saving you thousands of dollars. The same reason Underground Storage Tank Sweeps are recommended is because these inspections can uncover problems that would otherwise not be found until you go to sell the house in the future. If you’re interested in scheduling a sewer scope and tank search at the same time then give us a call at (360) 720-3333.
